Pub Tenancy, Lease and Franchise Options

Not every pub agreement works the same way. Understanding the different ways to run a pub helps you find the right fit for your experience, budget and long-term goals. Greene King Pub Partners offers several routes into running a pub, from shorter flexible tenancies to longer leases and franchise options.

Tenancy - a five-year fixed-term tied agreement (three years in Scotland), with rent agreed upfront and capped against RPI. A lower-cost route into running a pub, with ingoing costs typically lower than a lease, and the option to end early on six months' notice. Well suited to operators new to the trade or testing a new location.

Partnership - a five-year agreement where rent is based on a percentage of your weekly turnover rather than a fixed sum, so your costs move with your trade. A good fit for operators who want flexibility as their business grows.

Lease - a longer-term agreement of 10 to 25 years, with full repairing and insuring terms and the ability to assign after two years. More commitment, more control, and stronger earning potential for experienced publicans.

Nest and Hive Pubs - franchise options where Greene King covers property running costs including stock, and provides marketing, training and ongoing support.
