You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5,000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The refurbished trade area now feels significantly more modern and welcoming. The bar remains the central focal point, with improved zoning enhancing the flow of the pub and creating a much better sports-viewing experience. One side of the pub houses the sports area, with updated TV positioning, darts and a retained pool table creating a lively, social environment. The dining space is brighter and more comfortable, with clearer separation from the high-energy sports side. A lower-level dining area provides older customers with a calm, relaxed space, while large windows overlooking the garden give the restaurant side an open, spacious feel. First impressions have been transformed through the removal of the outdated smoking shelter, alongside refreshed décor, signage and lighting throughout. The improved layout makes it easier to navigate the pub and creates a more coherent link between the bar, dining and sports areas.
The outdoor trade space is now a standout feature. The enlarged front patio, enhanced rear pergola and upgraded garden have been brought to life with attractive planting and high-impact design, supporting Hive’s “Always Outside” ethos. These improved garden and patio areas provide an appealing space for customers throughout the year, support strong year-round trading and give the pub an impressive exterior presence.
