You will earn a guaranteed income of £20,000 per annum (paid at £385 per week), plus a percentage of net food and drink sales (also paid weekly). In addition, you can earn up to £7,500 bonus per annum based on your audited standards and a share of the profit (paid quarterly) if your business is successful. The estimated annual franchisee retained income quoted includes profit share and 50% of the total bonus opportunity available. Earnings are uncapped and can increase or decrease dependent on franchisee performance.

Entry cost of £5000 is payable on change day. This includes legal fees and start up training costs. An extra £3,000 will be required as working capital, to ensure there is sufficient cash flow in the business before we make our first payment to you. You will be responsible for paying any staff wages including Employers National Insurance, liability insurances to protect the business and the public, TV licence and council tax for private accommodation.

The pub features a single, well-positioned bar that serves as the focal point of the venue, creating an accessible and sociable environment for customers. This is complemented by a fully equipped trade kitchen, offering excellent potential to deliver a simple yet effective food offering to drive additional revenue.
The open-plan layout allows for flexible use of the internal space, making it well-suited to hosting quizzes, live sports, and entertainment events that form a key part of the pub’s appeal.
Externally, the property benefits from two garden areas alongside a dedicated patio space, providing valuable additional seating during warmer months and enhancing the overall customer experience. These outdoor areas offer strong potential for seasonal trade, informal gatherings, and community events.
The site also includes a customer car park with approximately 10 spaces, ensuring convenient access for regular patrons and visitors alike. Overall, the trade areas offer a manageable and adaptable layout with clear opportunities to maximise both indoor and outdoor trading potential.
